Out of the two rival developers who fought to get their planning applications to Central Beds, one has been left severly disappointed as their proposal was unanimously voted against, but the other is celebrating success.

The Claymore Group’s planning application was approved and the triangular-shaped parcel of undeveloped land is situated on the eastern side of Grovebury Road, on the southern side of Leighton.

Plans include the development of a new DIY store, bulky goods retail warehousing and restaurant/café/public house on land at Grovebury Road, Leighton-Linslade.

The site is undeveloped at present but is allocated for development in the Local Plan. Claymore is providing improved transport links with a new foot/cycleway along Grovebury Road, linkage to Tiddenfoot Waterside Park and funding a new bus to facilitate a Dash Direct 
Bus Service from the retail park.

The plans also include access and services to a “future development site” which will help make the site more viable for future employment use. The land will provide an opportunity for up to 15 small start-up business units with independent access, car parking and servicing facilities.

Claymore’s rivals, Barwood Developers, had planned to buy the rectangular-shaped parcel of land that is north of the approved retail park.

Their proposal was a non food retail park of up to 10,775sqm with an ‘anchor’ DIY unit, a garden centre enclosure and eight smaller units.
